WBRERA (West Bengal Real Estate Regulatory Authority )

As provided in sub-section (3) of section 4 of the Real Estate (Regulation and Development) Act, 2016 (RERA Act) read with the provisions of the West Bengal Real Estate (Regulation and Development) Rules, 2021 (WBRERA Rules), the West Bengal Real Estate Regulatory Authority (WBRERA) was required to develop and maintain a website mandatorily. This website of WBRERA (www.rera.wb.gov.in) was prepared  with  the help of State  e-Governance  Mission Team (SeMT)  and   was  launched  on 31st January, 2023 by Shri Aroop Biswas,  the Hon’ble Minister-in-Charge of Housing, Power, Youth Services & Sports Department, Govt. of West Bengal. 

With   the website being launched, following steps have been taken to protect the interest of the homebuyers/allottees of our State:-

Registration of Project

  • Every promoter/developer is to apply mandatorily for online Registration of every Real Estate Project to the WBRERA Authority through the WBRERA website (www.rera.wb.gov.in), where the area of land proposed to be developed is more than 200 sq.mtr.  or the number of apartments proposed to be developed are more than  six(6).
  • Every Promoter/developer has to upload certain documents for registration of his project like title deed of the land to be developed, sanctioned plan, layout plan etc.
  • The promoter/developer must declare all the facilities/amenities of the project which they are going to deliver to the allottees of the project.  The carpet area, common area as advertised and promised by the promoter/developer must be adhered to by him.
  • The promoter/developer must specifically mention the date of delivery/ handover of possession of the flat to the homebuyers in the website at the time of registration of the project.
  • The promoter has to upload a proforma Agreement for sale, in the Website at the time of registration, which is to be executed with the home buyers / allottees and the Agreement for Sale shall have to be prepared following the provisions of the RERA Act and WBRERA Rules.

           Filing of Complaint-

  • Any aggrieved person may file a Complaint with the WBRERA Authority through the WBRERA website.

  Public viewing of documents-

  • Homebuyers will be able to search details of any registered project in the website as all the related information / documents regarding the project are available for public viewing in the WBRERA website. Names and photographs of registered Real Estate Agents / Broker will are also available in the website.
  • A database is maintained in this website having names and photographs of defaulter promoter/developers including their project details and reasons for which registration has been rejected / revoked or they have been penalized under this Act.
